Our Studio

Bittoni Architects is a Los Angeles–based studio designing housing, mixed-use, and residential architecture — built to perform in the real world and last beyond the project.

Since 2005, we've designed homes and buildings that respond to the specific pressures of Los Angeles — complex sites, layered entitlements, and neighborhoods in constant change. We listen before we draw. Every decision traces back to the client's goals, the site's constraints, and the context the building will live in for decades.

Design Values

At Bittoni Architects, we believe architecture is deeply personal. It’s not just about walls, windows, or finishes — it’s about how a space holds your life. The way light moves through it in the morning. How a room becomes a gathering place. How a building connects to its setting — the city, the street, the hillside, and the people within.

Every project begins with listening — to you, to your needs, and to the unique story of your site. Each design decision grows from your goals, the realities of the place, and the opportunities revealed by context — urban, cultural, and environmental.

Our role is to ask the right questions early — and keep asking them through construction. We're designers, but also translators: between your vision and what the site allows, between design ambition and what the budget demands.

Our work spans Los Angeles, with a particular focus on hillside and coastal neighborhoods like the Pacific Palisades.

Our Process

Our process begins with a simple premise: thoughtful architecture grows from a clear understanding of context, constraints, and goals. From the first conversation, we work closely with clients to align design ambition with project realities. We integrate code, budget, and constructibility early in the design phase — streamlining approvals, reducing surprises, and keeping every decision intentional. Using BIM and VR, we study space, light, and materiality in real time, giving clients clarity and confidence from concept through construction. Each project brings its own set of challenges. We see those not as obstacles, but as creative opportunities. Our role is to navigate complexity with precision and imagination — delivering work that feels both responsive and enduring.

Mark Bittoni, AIA, leads the studio with twenty years of experience in Los Angeles residential and urban design. Jonathan Burton directs operations and project delivery, keeping design ambition and construction reality in sync. Together, they've built a practice where neither the design nor the process gets sacrificed.
